Closing Cost Calculator:  Sellers want to know….What will I clear?  We answer that question even before you become a client, or even list your property with a real estate agent.  Wouldn’t it make sense to know what you as a Seller will make before you agree to a Listing price, and before you agree to an Offer price?  We encourage all soon-to-be Sellers to use our Closing Cost Calculator today.

Sale to Closing:  Our Services include additional services not offered by other attorneys.  Beyond calculating the dollar amount of your proceeds at the beginning of your transaction (not just at the end, as most do, if at all), we create a manageable list of important milestones in the transaction.  As each milestone passes, you can become more CERTAIN that you can call the movers and pack.

Birch Milestone 1:  Engagement Letter.  This is a letter where we put our services in writing to you, so you know exactly what our services include.

Birch Milestone 2:  Attorney Review.  This is our review of the contract with the goal to optimize the path to a smooth and successful closing.

Birch Milestone 3:  Inspections.  This is where the buyer may request repairs or credits and we will guide you to a reasonable resolution.

Birch Milestone 4:  Mortgage Commitment.  This is written notice from the buyer’s lender stating it will provide funds for the transaction.

Birch Milestone 5:  Closing Package.  This is all of the documents that you/seller must provide to close. We will produce or order ALL documents. You may pre-sign with your signature notarized at your home or at one of the 29 offices of Chicago Title in the metro-Chicago area.

Birch Milestone 6:  The Closing.  This is where the Closing Package is exchanged for your money.  You are not required to attend with our services, and may have a check or wire sent to you.

Post-Closing:  We hope you will stay in touch.  We also hope you will take the opportunity to complete a survey, so we may keep improving our services.
