Free advice about your Offer to Closing:  Call us for a free consultation.  We can answer your questions, tell you about the process, or simply chat to get acquainted.

Referrals to the best real estate brokers:  We work with real estate brokers every day, and we have had the pleasure to work with some exceptional ones.  An excellent agent to you is an excellent and valued team member to us.  Please contact us to request a referral or second opinion.  (In request please include your name, email, cities of interest, price range, and property type i.e., condo, single-family, etc.)

Referrals to the best lenders:  We work with mortgage lenders every day.  Certainly you want the best rate and APR, but you also need to have a lender who can timely deliver the loan on the contract closing date.  You also need a lender who will issue a Pre-Approval Letter to attach to your Offer, so you have a serious Offer for the seller to accept.

Offer to Closing:  Our Services include additional services not offered by other attorneys.  Beyond our free consultation and broker referrals, we create a manageable list of important milestones in the transaction.  As each milestone passes, you can become more CERTAIN that you can call the movers and pack.

Birch Milestone 1:  Engagement Letter.  This is a letter where we put our services in writing to you, so you know exactly what our services include.

Birch Milestone 2:  Attorney Review.  This is our review of the contract with the goal to optimize the path to a smooth and successful closing.

Birch Milestone 3:  Inspections.  This is where you may request repairs or credits and we will guide you to a reasonable resolution.

Birch Milestone 4:  Mortgage Commitment.  This is written notice from your lender stating it will provide funds for the transaction.

Birch Milestone 5:  Closing Instructions.  This is our step-by-step list of instructions to prepare you for closing and then what you are to bring to closing.

Birch Milestone 6:  The Closing.  This is where you will get your deed and keys.  With prior notice, you may not even have to attend.

Post-Closing:  We hope you will stay in touch.  We also hope you will take the opportunity to complete a survey, so we may keep improving our services.
